SOFT STORY RETROFIT
The goal of the mandatory retrofit program, under Ordinance 183893 and Ordinance 184081, is to reduce structural deficiencies by the most economical and feasible method. Without proper strengthening, these vulnerable buildings may be subjected to structural failure during and/or after an earthquake.
Buildings that are most vulnerable have been identified with the following criteria:
Consist of 2 or more stories wood frame construction
Built under building code standards enacted before January 1, 1978
Contains ground floor parking or other similar open floor space
*The program does not apply to residential buildings with 3 or less units.

The Foundation is the most integral part of your home/building. It is the base that sustains the entire weight of your structure. If it is compromised in any way, the rest of the building becomes vulnerable. Minor symptoms such as cracks and water leaks can develop into much larger issues if left unchecked. So let's get them taken care of together!
Retaining Wall Repair
The beautiful hills of Los Angeles and the surrounding areas are mostly comprised of expansive soil which, in combination with the rain patterns of Southern California, result in significant erosion. Retaining walls are used to keep this soil in place whether it's to secure your foundation or provide you with some extra useable space in your back yard!
Our specialists will meet with you on-site and accurately detail any deficiencies along with the proper most economic way to mitigate them.
Verbal Consultations are free for homeowners!
Written Reports and Reports used in the selling/escrow process subject to additional fees.
Soft story building
A soft story retrofit building is a multi-story building in which one or more floors have windows, wide doors, large unobstructed commercial spaces, or other openings in places where a shear wall would normally be required for stability as a matter of earthquake engineering design. A typical soft story building is an apartment building of three or more stories located over a ground level with large openings, such as a parking garage or series of retail businesses with large windows.
In engineering, a foundation is the element of a structure which connects it to the ground, and transfers loads from the structure to the ground. Foundations are generally considered either shallow or deep. Foundation engineering is the application of soil mechanics and rock mechanics in the design of foundation elements of structures.
Retaining walls are relatively rigid walls used for supporting soil laterally so that it can be retained at different levels on the two sides. Retaining walls are structures designed to restrain soil to a slope that it would not naturally keep to (typically a steep, near-vertical or vertical slope). They are used to bound soils between two different elevations often in areas of terrain possessing undesirable slopes or in areas where the landscape needs to be shaped severely and engineered for more specific purposes like hillside farming or roadway overpasses.
