LA Balcony & Exterior Elevated Element Rules: Why Waterproofing and Structural Repair Cannot Wait

California Health and Safety Code Section 17973 defines exterior elevated elements to include structures such as balconies, decks, porches, stairways, walkways, and entry structures that extend beyond exterior walls, have a walking surface more than six feet above ground, are designed for human use, and rely in whole or substantial part on wood or wood-based structural support. It also identifies associated waterproofing elements such as flashings, membranes, coatings, and sealants that protect load-bearing components from water exposure. (FindLaw)
