Omega Structural was brought in for an Orange Drive multi-family foundation retrofit project after a real estate investor and realtor needed structural reinforcement for a 10-unit apartment property. For multi-family buildings, especially investment properties, foundation condition matters not only for safety, but also for city requirements, lender confidence, insurance review, and long-term property value. In some cases, owners may also need to understand whether their policy includes Ordinance or Law coverage, also known as building code upgrade coverage, because code-required upgrades are not always covered under a standard property policy.

The project was one of Joshua’s first independently managed jobs and moved extremely smoothly from start to finish. The work was straightforward, well-coordinated, and completed in approximately one week. Because the property was a 10-unit apartment building, the owner wanted to make sure the structure met the necessary retrofit and reinforcement expectations, especially since cities, lenders, insurers, and mortgage companies may all review structural conditions when protecting a multi-family investment. Omega’s role was to provide clean, professional foundation reinforcement with minimal disruption and no major complications.

The client was very happy with the quality of the work and continued to return to Omega Structural for future projects. Over time, she referred or came back to us for multiple opportunities, and Omega successfully closed additional work with her, including a hillside remediation project that was also completed.
