Omega Structural was brought in for a Moorpark waterproofing project after the property owner reported water intrusion concerns around the home. During the original inspection and excavation, the source of the water issue was not immediately visible. At the time, the most likely contributing factor appeared to be excess water from the sprinkler system, so the client was advised to reduce water use, and Omega completed a basic waterproofing repair. Like many older homes, the property had original asphalt-based waterproofing material, including older tar and flashing systems that can crack, dry out, separate, and break down after decades, allowing water to find its way through the foundation and surrounding soil.

Several years later, the client contacted Omega again after noticing that water problems were still occurring. This time, our team expanded the investigation beyond the original waterproofing area and examined the nearby French drain system more closely. During this deeper review, Omega discovered a broken cast iron drain line located just outside the original waterproofing work area. The issue was made worse because this was the only drain within roughly 20 feet, and the small two-inch drain was not large enough to manage the amount of water reaching that side of the property. Instead of draining properly, the broken pipe allowed water to overflow into the French drain system, saturate the soil, and continue creating moisture problems near the home.

For the waterproofing repair, Omega used a modern polyurethane-based waterproofing system with a plastic membrane barrier, which provides stronger protection than the older asphalt-based waterproofing commonly found on older homes. This project became an important reminder that waterproofing, drainage, foundation protection, sprinkler systems, French drains, and service lines are all connected. The original repair addressed the visible waterproofing concern, but the deeper problem was outside the first investigation boundary. Since then, Omega Structural has strengthened its inspection process by reviewing a much larger surrounding area whenever possible, especially around drain lines, cast iron pipes, service lines, low points, sprinklers, and aging waterproofing materials. Most waterproofing calls happen after heavy rain, when water movement is easier to trace, but broader investigation and destructive testing can help identify hidden issues sooner. Omega Structural continues to help homeowners, apartment owners, and property managers find the true source of water intrusion so repairs are properly understood, not just temporarily patched.
