Omega Structural was contacted for an ADU project near USC, where the client wanted to convert an older rear structure into a small rental unit for student housing. The main house was originally built in the 1930s, and the rear structure had developed over time from an older coach shed into a garage before being converted into an ADU. Because the client did not want to expand the footprint, the project focused on making the existing rear structure usable, compliant, and suitable as an accessory dwelling unit for rental use near the USC area.
The construction itself moved smoothly, and Omega Structural passed city inspections throughout the process, even when additional inspections were requested while our team was not present. The project did include extra communication pressure, including frequent review and comments from a family member of the client who was also a contractor. While having extra eyes on a project can sometimes be helpful, it can also create more coordination challenges during active construction. Even so, Omega continued to work through the inspection process, address questions, and complete the main ADU conversion work properly.
The overall project took approximately two years, largely because the work was paused and resumed through payment phases rather than moving continuously from start to finish. The client paid the majority of the project cost, but the final completion items, including portions of drywall, paint, flooring, and furnishings, were not fully completed due to unresolved final payment. This project became an important lesson for Omega Structural: ADU construction, garage conversions, and rental-unit improvements require clear written scopes, firm phase-payment expectations, and careful final-completion procedures. Since then, Omega has continued improving how we manage ADU projects, payment milestones, inspections, communication, and final delivery so clients and contractors both have a clearer, smoother experience.
