Omega Structural was brought in for a Rolling Hills foundation repair project after a real estate foundation inspection identified deficiencies while the property was up for sale. The issue was discovered during the transaction process, and the original homeowner worked with the new buyer to share the cost of the repair. What initially appeared to the new owners as a potentially complex structural problem was traced back to a much more specific cause near the far back end of the home, along the rear patio and pool area.

The damage came from a ventilation vent that had been installed too low to the ground. When the pool area was used, splash water and surface water were able to enter through the low vent, allowing moisture to collect beneath the home over time. That repeated water intrusion gradually deteriorated a section of the foundation near the back patio and pool. Omega Structural addressed the problem with foundation repair and partial foundation replacement, covering approximately 45 linear feet of damaged foundation.

The project moved smoothly and was completed in about three weeks. This repair is a strong reminder for homeowners, buyers, sellers, and real estate professionals to take foundation inspections seriously, especially around pool areas, patios, crawlspace vents, drainage points, and low exterior openings.
